If a person normally pays rent on the first date of each month and gives written notice for 30 days of the month, should he be physically out of work on the 31st or first date?
Technically, this is the first time a new tenant has moved. And the space should be empty.
So if former tenants are still on the first floor, can we charge them rent?
Tenants must leave before the end of the month unless they have a lease specifically stating the end of the first lease.
If the tenant is already there, they may be billed for next month's rent.
Your last day is what is listed in the 30 day notice. If the previous tenant remains, double the amount that can be charged for each day of rent.

It's not uncommon to have someone the next day. In general, owners want to make sure the site is cleaned up first. So if you are having trouble with the actual transfer date, you can talk to them and see their plans. You may not have rented in 30 days and may pay extra for a day or two if necessary. There is nothing wrong with asking.
